The Property Analyser Calculator has been developed for both first home buyers, owner/occupiers, and property investors with one or more properties.

CAN I PERSONALISE THE CALCULATOR TO SUIT MY OWN PERSONAL PROPERTY?
Yes!  You can change variables such as cash, equity, interest rates, vacancy rates, property management fees, depreciation and so much more!

HOW WILL I KNOW HOW TO OPERATE THE CALCULATOR AND GET THE MOST OUT OF IT?

There are a series of instructional videos that cover all aspects of the Calculator.  Watch these videos and if you need support contact us at support@solverewealth.com.au

IS THE PROPERTY ANALYSER CALCULATOR EASY TO USE?
Absolutely!  The Calculator is web based, you can use it anywhere you have access to the internet!  Simply input your unique property information and calculators will automatically take place.  There are instructional videos for your convenience that take you through it step by step.

CAN I USE A COMBINATION OF EQUITY AND CASH IN MY DEPOSIT?

Yes you can!  In purchase expenses equity is on the left hand side and cash is on the right hand side so please make sure you complete both sections.

NOTE:  If you are not using one or the other ensure it is zero'd out.

DO I NEED TO COMPLETE THE DATA IN THE ORDER THAT IT SUGGESTS?

Yes, to be safe.  You then know that you have completed everything.

DO I NEED TO CLICK SAVE EVERYTIME I CHANGE/INPUT INTO A SECTION?

Yes you do.

HOW DO I VIEW THE DATA I'VE ENTERED TO DOUBLE CHECK EVERYTHING IS CORRECT?

Cilck on 'My Property', choose the property you wish to check, and then click on the 'eye' icon below the 'Action' heading.

HOW DO I EDIT?

Click on 'My Property', choose the property you wish to edit, then click on the 'pencil' icon below the 'Action' heading.

WHY IS MY PROPERTY DATA NOT UPDATED AFTER I HAVE ALTERED IT?

Ensure you click save and a message appears 'saved successfully'.

CAN I SHOW ANY OFFSET FUNDS AGAINST A LOAN THAT I HAVE?

No, but you can change the loan amount to reflect this.

CAN I INPUT MORE THAN 5 PROPERTIES?

No, but reach out to us as we may have a solution for you.

CAN I USE THE DEPRECIATION AMOUNT SHOWN IN THE CALCULATOR FOR TAXATION PURPOSES?

No, you'll need a full depreciation schedule completed by a qualified Quantity Surveyor.

CAN I EXPECT THE BEFORE TAX AND AFTER TAX CASHFLOW AMOUNTS TO BE EXACT?

No, there will continue to be variables and you will require a qualified Tax Accountant to complete this for you but it's a great starting point.

CALCULATE NOW FUNCTION

In the REPORT, each 'Calculate Now' calculates everything, they are all the same.  

When putting data into the FINANCIALS, you need to click 'Calculate Now' each time as they calculate different sections.

SUMMARY

You have to calculate now in the 'Summary' each 5 year period in order eg. 1-5, etc. for the dashboard and summary to be accurate

DEPRECIATION

If you have a property that is not earning rental income, default the 'Depreciation' amount to zero to produce a net yield % of zero.

RELEASING EQUITY

When entering the numbers ie. $50,000 - do not use a 'comma' - enter it in as 50000
